INVENTORY

Upon our inspection of the contents and condition of the property, we combine the use of highly detailed descriptions along with clear photographs to compile a professional report. This provides clients with a clear impartial snapshot of the property at the time of inspection. Whether you have a studio apartment, stately home, student lets or a HMO our inventory reports can be tailored to meet the needs of the client.

CHECK IN

At the start of the tenancy we will arrange to meet with the tenant and conduct a walk-through check on all the points noted on the inventory report. At this point the property must have had all the maintenance and cleaning already completed. We will also note all meter readings and hand the keys over to the tenant if you require us to do so. Once we have gone through the property we will get the tenant to agree and obtain their signature.

INTERIM CHECK

An interim check is made midway through the tenancy to benefit both the landlord and the tenant in notifying and resolving any property damage issues that could arise during the tenancy. This enables any major repairs, maintenance or mistreatment of furniture & carpets to be sorted out before the end of the tenancy.

CHECK OUT

The check-out report is done at the end of the tenancy, which could be done with or without the tenant present in the property as we can also accept the return of the property’s keys if necessary. We use the original inventory report and inspect the property once again, using photographs and detailed descriptions to take note of any damages taking in to account of wear and tear. Meter readings are also noted and the reports are signed and sent directly to the client within 24 hours.
